Chandler has a land area of approximately 57.9 square miles with the elevation listed at 1,215 feet.  The city of Chandler website estimates the population of Chandler to be 247,547 as of August 1, 2007.  It also estimates the number of housing units to be 93,109.  The projected growth through the year 2025 sets the population at 286,300 and the number of housing units at 108,200.  Using these figures, Chandler is at the 86 percent growth mark compared to the year 2025.  The winter temperatures average highs are in the 60’s & 70’s while the highs during the summer months average just over 100 degrees.  The average annual rainfall is just below 7 inches, which is not surprising for Arizona’s dry climate.

Chandler real estate has come a long way since Arizona became a state in 1912.  Chandler grew from the vision of Dr. A. J. Chandler, a veterinary surgeon, who founded the township of Chandler on May 17, 1912.  For years, it was an agricultural town separated from other Valley cities by miles of farmland.  Today, Chandler is a vibrant, growing city with most of the development completed in the western and northern boundaries of the city.  Homes in east Chandler and south Chandler are still being completed.  The infrastructure of roads, traffic lights, commercial development, grocery stores and gas stations are still in the growth stages for these areas.  But don’t count these areas out.  They hold the newest homes in Chandler and developments such as Ocotillo and Fulton Ranch have proven to create value in this part of town.  There are also numerous lakeside developments in this region.

West Chandler borders south Tempe (which has the more expensive homes in the Tempe area), the Ahwatukee portion of Phoenix (west of Chandler) and the Gila Indian Reservation (south of Chandler).  This part of Chandler contains Corona Del Sol High School and it lies within the Kyrene School District.  The other high schools in Chandler (Basha High School, Chandler High School, Hamilton High School and Valley Christian High School) are east of this area.  The western part of Chandler has the most amenities currently while the southeast portion of Chandler is quickly growing into a great place to live.  The western portion of Chandler has the Chandler Fashion Mall, a multitude of restaurants and many nearby auto dealerships to take care of your vehicle needs.  You can find affordable homes as well as homes in the multi-million dollar range.  Another attractive aspect of this area is the quick access to three major freeways, the Phoenix Sky Harbor Airport and it provides a relative short commute to the major employers.  Two major employers within or near this area are Intel and Avnet.  Other major companies make Chandler a contender in the field of computer technology.

The northern portion of Chandler also has the quick access to freeways and the shorter commute time.  It also affordable homes that have been built since 1995.  Developments up and down the McQueen corridor provide you with beautiful homes in this area.  If you prefer a lakeside home, there is a development near Cooper Road and Chandler Blvd called the Springs.  North Chandler can give you the access to amenities, an island of residential life and affordable prices that do not put you into the jumbo loan status.

Downtown Chandler, near the San Marcos Hotel, has already seen revitalization of the area.  We now have the Chandler Center for the Arts, the Chandler Library and buildings that house the city’s services.

Chandler has two airports within its boundaries.  The smallest is a private airport named Stellar Airpark (near Chandler Blvd. between Rural & McClintock).  The larger public field is named Chandler Municipal Airport located south of Germann Road and east of McQueen.  For emergency and other medical needs, Chandler Regional Hospital is located south of Frye Road and east of Dobson Road.

Chandler has several championship level golf courses, four aquatic centers and several city sponsored events to keep you busy during the year.  Chandler's proximity to venues in other cities is a plus.  It is the perfect bedroom community to launch from and enjoy the Arizona lifestyle.
